Fundamentals


There are various types and levels of AIREP accreditation, each with its own particular criterion. However there exist five fundamental requirements, that are common to all accreditation types, whatever their level or scope. All applicants for AIREP accreditation must demonstrate:

Legality tick
Legality

That they meet the legal requirements to trade in the country in which they operate and where they offer property for sale.

Solvency tick
Solvency

That they are not bankrupt, in liquidation or in voluntary administration and that their books are in order.

Diligence tick
Diligence

That they have no unresolved incidences with the authorities, social security, the tax man or the local, autonomic / county / state or national administration and very importantly that they have a clean criminal record.

Responsibility tick
responsibility

That they carry Professional Indemnity Insurance and have the means to compensate for damages caused by their mistakes.

Commitment tick
Commitment

That they have committed to follow our strict moral and ethical code of conduct.



Accreditation types


There are two quite different types of AIREP accreditation, the first of which is known as "Standard accreditation" and is designed for autonomous professionals, sole traders and small, to medium sized companies. The second type is known as "Corporate accreditation" and is designed specifically for large organisations, companies and corporations.

AIREP also recognises those professionals who have attained membership to official professional bodies with membership requirements similar to AIREP's own requirements for accreditation, this recognition is known as "AIREP approved".


Standard Accreditation

At present there are 4 levels of "Standard Accreditation" the first and most basic of these, AIREP "Accredited", demonstrates compliance with all of AIREPs fundamental requirements (more about the specific requirements for the different levels of "Standard Accreditation" can be found below). Compliance with the requirements for any of these 4 levels of "Standard Accreditation" is established via a combination of "credit risk", "good standing" and "due diligence" reports together with a review of legal and fiscal documentation supplied by the candidate.

AIREP "Accredited" accreditation is open to all autonomous professionals, sole traders and small to medium sized companies operating within the overseas real estate industry.

To attain this accreditation the candidate must meet the fundamental requirements as detailed above.

AIREP "Expert" accreditation is open to experienced autonomous professionals, sole traders and small to medium sized companies operating within the overseas real estate industry.

To attain this level of accreditation the candidate must demonstrate a minimum of 3 years functioning within the real estate sector of the country where they are established / operate.

They must also show that they meet the AIREP fundamental requirements as detailed above.

AIREP "Qualified" accreditation is open to qualified autonomous professionals, sole traders and small to medium sized companies operating within the overseas real estate industry.

To attain this accreditation the candidate must hold a diploma, degree or licence (or employ persons who hold such qualifications) related to their activity and officially recognised by the country where they are established / operate.

They must also show that they meet the fundamental requirements as detailed above.

AIREP "Qualified expert" accreditation is open to experienced and qualified autonomous professionals, sole traders and small to medium sized companies operating within the overseas real estate industry.

To attain this accreditation the candidate must:

Hold a diploma, degree or other professional qualification (or employ persons who hold such qualifications) related to their activity which is / are officially recognised by the country where they are established / operate.

Demonstrate a minimum of 3 years experience within the real estate sector of the country where they are established / operate.

Accredit / declare that they have commited no offence which could make them unsuitable for AIREP accreditation (fraud, violence, bribery, robbery etc...).

They must also show that they meet the fundamental requirements as detailed above.

Corporate accreditation

There is just one level of "Corporate accreditation", to attain this accreditation, entails compliance with the fundamental requirements as detailed above, and that the candidate establishes and maintains a quality management system, recognized and approved of by AIREP.

Compliance with the technical requirements of "Corporate accreditation" is established via a combination of "credit risk", "good standing", "due diligence" and "subject access" reports together with a review of legal and fiscal documentation supplied by the candidate. In addition, it is required that a reputable, external and internationally recognized auditor, certifies approval of the applicants yearly accounts and that the applicant is a "going concern".

The candidate organisation must also meet quality standards. A quality system is established and the candidate organisation must prepare itself to comply with this. Audits are carried out to establish compliance, and surveillance visits / audits are carried out periodically to check for continuing compliance.

Approval by AIREP

To attain the AIREP “Approved” endorsement requires that a professional be a member of an officially recognised association or professional body with membership requirements similar to AIREP's own requirements for accreditation.
